FLORHAM PARK FIRE SERVICE REVIEW COMMITTEE
The applicant will be required to meet with the Fire Department prior to the Planning Board
/Zoning Board of Adjustment hearing for a review of the application specific to the fire
department needs and requirements. Call 973-377-3241 to schedule. Please familiarize yourself
with the checklist below.
Applicants must provide a specific plan review page titled “Fire Safety Plan” outlining the following
areas of concern:
1.
Pre-Construction:
A. Location of temporary Knox Box, access, gates, fencing, and project contact information.
2.
Construction:
A. Type of Construction. This is especially important for any proposed wood frame construction in
order to determine proper water supply, locations of hydrants and on site storage of building
materials.
B. Turning Radius for Fire Company and Truck Operations. Show detail providing a 42 foot template
at proper scale for all turning locations on the site. It should be noted that this condition is required
both during construction operations as well as for the final site plan.
C. Provide all required marked emergency access or staging lanes, islands for strips for fire
department operations. Not all areas containing mountable curbing.
D. Detail of Fire Department Connection locations, Hydrants, (yard hydrants if needed), Fire alarm
panel annunciator locations, standpipe or fire pump locations, generator location, on site fuel
storage (if any), access and, special signage.
E. Provide detail of required on site construction fire safety criteria such as hot work procedures
and assigned “Fire Prevention Superintendent.”
3.
Communications:
A. IBC/2009 Section 915.1 “General” Requires an emergency responder radio coverage system for
all new buildings greater than 50,000 square feet, as per section 510.1 of the international fire
code.

Visual Obstructions:
A. Permanent fencing, landscaping, exits, driveways, gates, doors, parking (above and
underground), delivery loading or unloading areas, special equipment ( solar panels, cellular
antennas, fuel tanks, type of fuel, chemical storage, man down areas, or any other special
installation that might affect fire department operations. The plans must also note any confined
space areas either internal or external to the proposed building.
5.
Special Equipment:
A. List locations of power shut offs /disconnects, permanent knox box locations, roof top layout
including access, roof hydrants/standpipes, special equipment locations, pathway markings, roof
top tripping hazards, signage for special equipment locations, and other. The plans must also note
the proposed use and location of any alternate fire suppression systems such as FM200 or CO2
systems.
6.
Training on equipment requested:
A. As requested and determined by the Fire Review Committee, the applicant agrees to provide at
their cost, training on any special equipment installations that may present hazards to first
responder operations.
7.
Fire Safety Plan now needed for all construction projects:
Once the project is approved, we require a Fire Safety Plan and construction staging/emergency
access plan for all construction projects. This must be submitted and approved by the Fire
Department before construction begins.
This plan must designate on site "Fire Prevention superintendent" and outline all safety procedures
such as, fire watch, hot work, emergency evacuation for workers, no smoking signage, clean up, fire
extinguishers locations, etc, etc, as needed during the construction process.
