WDG is pleased to announce the upcoming availability of new affordable housing units at Woodland at the Ridings.
Woodland at the Ridings i will include 40 affordable housing units featuring one, two and three bedrooms. Building B
(located at 2 Del Mar Court cross street McCoy Road) is expected to be ready for occupancy in Summer 2026.
Preliminary applications are now being accepted. Preliminary applications received on or before June 1, 2026, will be
included in a random selection process (AKA "lottery). Preliminary applications received after that date will be processed
on a first-come, first-serve basis. Applicants will be notified with information regarding the lottery prior to the lottery taking
place.
The one-bedroom unit monthly rents will range from $585.88 to $1,301.75; two-bedroom unit monthly rents will range from
$685.75 to $1,544 and the three-bedroom unit monthly rents will range from $778.25 to $1770.50 Water, sewer and trash will
be included in the rent. Each unit will include carpet and luxury vinyl tile, refrigerator, stove and dishwasher.
To be eligible for the Borough's Affordable Housing Program you must meet the following income criteria. We
would also like to note that there is a regional asset limit of $300,000.

how to apply are available at Borough of Oakland Municipal Building; Oakland Municipal Library; Hudson County Administration
Building, the Hudson County Administration Building, the Bergen County Administration Building or by emailing

Preference will be given to households who live or work in Bergen, Hudson, Passaic and Sussex Counties. Rental rates,
income limits and availability dates are subject to change without notice. In addition to the affordable housing criteria,
final applicants will also be subject to a non-refundable application fee equal to 5% of rent is due at the time of credit
check and the tenant selection criteria set forth by the landlord, WDG.
This announcement is made pursuant to the State of New Jersey Uniform Housing Affordability Controls requirements,
and it is available to buyers of all majority and minority groups, regardless of race, creed, color, national origin, ancestry,
marital or familial status, gender, affectional and sexual orientation, disability, age, etc. The dwelling will be marketed to
people residing and working in Bergen, Hudson, Passaic and Sussex counties.

If you are interested in the affordable housing units at Woodland at The Ridings located at 2 Del Mar Court,
Oakland, NJ, complete this application and return it by mail to CME Associates, 3600 Route 66, 3rd Floor,

Preliminarily approved applications received by June 1, 2026 will be included in the random selection (lottery)
that will be take place at a date still to be determined.
1. Buyers/Renters of Borough of Oakland, NJ Affordable Housing units must be Very Low, Low and
Moderate Income Families as determined by the New Jersey Affordable Housing guidelines. Proof of
gross annual household income is required to assure that you are qualified. You must also demonstrate
that your income is adequate to be able to afford and maintain the unit.
2. Affordable units must be occupied by the named buyer/renter and be used as your primary residence.
Each buyer/renter shall certify in writing that he/she is purchasing/renting the affordable unit for the
express purpose of primary living quarters and for no other reason beyond what is allowable.
3. Buyers/Renters of affordable units have the same rights, privileges, duties and obligations as any other
buyers/renters in Borough of Oakland, with the exception of the restrictions in the Borough's Ordinances
and Regulations pertaining to Very Low, Low and Moderate Income Housing. Selection of participants
in the Borough of Oakland's Affordable Housing Program is made on the basis of income, family size
and available units.
To be eligible for the Borough's Affordable Housing Program you must meet the following income
criteria. We would also like to note that there is a regional asset limit of $300,000.

Once your application has been reviewed you will be notified of our determination of eligibility. It is your
responsibility to make sure that all information you provide this office is true and accurate.
The information in this application and any other information required by the Township of East Hanover will be
kept confidential. No part of this application or your file will be given to any person, entity or business not
related to the Township of East Hanover, or their agents without your written request or consent.
"Family" includes ALL persons living in a single unit, whether or not they are related by blood, marriage or
otherwise. The information required to complete this application includes information about all persons
intending to reside in the unit. Only those families who have been certified by CME Associates and pass the
credit check will be able to purchase/rent a unit.
If you are applying for a rental unit and are offered an apartment, please be aware that a lease is usually
required to be signed within two (2) weeks of the offer. First month's rent and a month security will be required
AT THAT TIME. You will need a good credit history and must satisfactorily pass the landlord's credit screening.
Applicants will need to have a credit check done in person and there is a non-refundable fee per application
as well as a deposit that will be applied towards the security deposit if approved (if you are not approved your
deposit will be returned to you). Each applicant will be considered in the overall credit worthiness of the
application. DO NOT SEND ANY FUNDS WITH THIS APPLICATION – Fees and deposits are due when you
are offered an affordable housing unit and made payable directly to the management company.
Please check with the development regarding any pet policies, fees, etc.
The Disclosure Statement is part of this application. Please read the Statement for important information. You
may wish to consult with an attorney of your choice with respect to the Disclosure Statement or the Affordable
Housing Plan.
Your income PERLIMINARY qualifies you to purchase/rent an affordable housing unit in, the category that is
determined by your income and household size. You will be given information on units currently for
purchase/rent when you are determined to be income eligible by CME Associates.
Priority selection for the affordable housing units may need to be made through a random selection process
(lottery). A random selection is held whenever there are more eligible applicants than units available. If there
are no affordable purchase/rental units available in your category at the time you apply, then you will be placed
on a waiting list. Applicants will be provided with the date, time and zoom link for the lottery for Woodland at
The Ridings by December 17th.

CME Associates and the Borough of Oakland are relying on this information to determine whether I qualify
for an affordable housing unit.
